Emenda 58

Located in Chiado, the heart of the tourist shopping district, the property now has a 6-storey main building facing Emenda Street and the lower structure only with ground floor shops. The City Council has already approved for the addition of the lower building for 4-storey with 3 ground level shop spaces and 12 additional apartments. Together with the renovation of the main building, a total of 35 apartment units will be launched.

Located in the center of the tourism area Chiado, next to St. Carrus National Theatre, Capela 26 has been approved by the city council for internal renovation works. After completion, it will retain 3 retail and dining untis on the ground, mezzanine and basement levels with 307 square meters area and 134 square meters of outdoor area. The service apartment units will be located on the 1st to 4th floor with 3 two-bedroom and 1 one-bedroom units.

- Located next to the Novotel Hotel in Manchester City Centre, and only 5-10 minutes walk to the Civic Centre and train station, it is in the center of administration, business and tourism; also a popular location for student accommodation within 1km to the University of Manchester.
- Current status: 8-storey of approximately 4,000 square feet each, including: basement & ground floor shops, and 1st to 6th floors resident units with elevators.
- Redevelopment plan: maintain the ground floor and basement for commercial use, and renovate the 1st to 6th floors into 36 high-end apartment units or 100-room hotels with a total area of 32,000 square feet.
Osaka Hotel

- The Hotel is located in the center of Osaka City, only 3 minutes walk to Shin-imamiya station and most of the tourist attractions are within 10-15min via Japan Railway (JR) or Osaka Metro.
- Expo Osaka will be held from April to October 2025 and is expected to attract 28 million visitors. MGM Resorts International is developing a casino resort in Osaka, Japan. The mega-project will cost over USD 10b and is scheduled to open in 2029-2030, is expecting to attract nearly 20 million visitors annually.
- The Hotel is only 14km (around 25 minutes ) to the MGM Casino which will commence in 2029-2030.
- A newly opened hotel under 3 years , the Hotel is 10-storey high with 54 rooms, currently has fixed net rental income of JPY 3,000,000 per month (net 7.23% p.a. yield)
- Japanese Yen is at 30+year low (USD1: JPY154), expecting to appreciate for 15%-20% within 2-3 years.
