Investment Strategy

Acquisition and renovation

We mainly acquire, refurbish or renovate overseas properties to enhance their value and sell with a premium return through direct investments in well established property developers or establishing joint-ventures.

Valued Investment

We mainly source off-market deals to scout for properties which are undervalued and to secure bank development/construction loans to enhance our cash flow and maximize return. We also tend to acquire premium properties with ready-to-commence permits to shorten the project cycle.

Strong Market Acumen

We seize the strong demand for immigration needs in countries with friendly immigration policies that favour real estate investments for value appreciation, sustainability and liquidity. At the same time, we monitor closely our property portfolio and review the market conditions timely to maintain healthy growth and to capture the mid-to-long term currency appreciation trend while balancing or hedging short term risks.

Emenda 58
Lisbon, Portugal

Located in Chiado, the heart of the tourist shopping district, the property now has a 6-storey main building facing Emenda Street and the lower structure only with ground floor shops.  The City Council has already approved for the addition of the lower building for 4-storey with 3 ground level shop spaces and 12 additional apartments. Together with the renovation of the main building, a total of 35 apartment units will be launched.

Capella 26
Lisbon, Portugal

Located in the center of the tourism area Chiado, next to St. Carrus National Theatre, Capela 26 has been approved by the city council for internal renovation works.  After completion, it will retain 3 retail and dining untis on the ground, mezzanine and basement levels with 307 square meters area and 134 square meters of outdoor area.  The service apartment units will be located on the 1st to 4th floor with 3 two-bedroom and 1 one-bedroom units.

Track Records

SP1 investment portfolio includes 3 quality residential property projects in Lisbon, Portugal. Redevelopment is at final stage and have already succeeded in selling over 65% of the units.
SP1 distributed to investors total 41.971% dividends (five semi-annual standard dividends in the sum of 16.971% and two special dividends in the sum of 25%) in the past two and half years.
For the remaining residential units in the portfolio, SP1 might rent out or sell to strive for better investment return and NAV growth based on market conditions.
